Property developer Megaworld is building its first upscale residential project inside its 18-B development Arden Botanical Estate in Trece Martires, Cavite.
Out of the total 251-ha. estate, 18 will be developed for the exclusively-gated Arden Botanical Village. It will offer 329 lots ranging from 280 to 608 sqm.
Megaworld has hired renowned landscape architect and environmental planner Paulo Alcazaren for the design of the village. “I think it is the first residential development that will be master-planned by a landscape architect,” says Eugene Em Lozano, first vice president for sales and marketing of Megaworld.

Arden Botanical Village will be built around the natural features that thrive in the estate, providing “purposeful, liveable spaces for its residents,” says Lozano. The land features hundred-year-old trees, rivers, waterways, and different plant specimens.
The central feature of the village will be Centrera Park, a Scandinavian-inspired landscape and architectural design that will highlight carefully curated amenities for the exclusive use of the residents and guests. “The aim is to [encourage residents to go] out of their homes to walk, jog and [engage in outdoor activities], says Lozano.
Centrera Park will have jogging paths, thematic bridges, landscaped walkways, open spaces, bike lanes, and a natural swimming pool that works around the landscape which is currently the trend in European neighborhoods, according to Lozano.
“What struck us about the property is the large groves of trees. Usually, we are only called in [when the land] is already leveled,” says Alcazaren who is also the principal of the design firm PGAA Creative Design. “The trees reflect the environmental system of the place and these are the waterways. The natural flow of water gave us the basis for the design of Centrera, so the framework for the development is already there.”
Alcazaren adds that the lots are arranged around the trees and the waterways, allowing them to highlight a water feature for the entire community.
Lot prices in Arden Botanical Garden range from PHP 18,000 to PHP 22,000 per square meter.
Megaworld is expected to generate around 2.5 billion in sales from this first residential project inside the estate and is looking at 2024 for its completion.
Arden Botanical Estate is a joint development with Megaworld subsidiary, Global-Estate Resorts, Inc. (GERI). Both companies are spending 18-B to develop the estate in the next 10 years that will be highlighted by flower farms and gardens.
The property is an hour and a half away from Makati’s Central Business district and an hour away from the Ninoy Aquino International Airport.
