Alphaland denies owing P28-M to Aseana association

MANILA, Philippines (UPDATE) - Alphaland on Thursday denied owing P28-million in dues to the Aseana Business Park Estate Association (ABPEA).

Alphaland lawyer Rodolfo Ponferrada said the Ongpin-led property developer has no financial obligations to the ABPEA because Alphaland and its subsidiaries are not members of the association.

"Alphaland (as well as any of its subsidiaries and affiliates) is NOT a member of the Aseana Business Park Estate Association (ABPEA). Thus, it has no obligation to pay the mentioned association dues to ABPEA," he told the stock exchange.

ABPEA is composed of businesses within the 204-hectare business and entertainment district in Parañaque.

ABPEA earlier said businessman Roberto Ongpin got a court order from a Makati court in June 2013, telling the association to let deliveries for his P2-billion marina club project through even if he has not paid his dues.

But despite the court order, the association said the deliveries for the project didn’t come, and Ongpin allegedly continued to refuse to pay the dues.

The group said the back dues amounted to P28 million.

Ongpin and his partner in the marina club project, construction firm D.M. Wenceslao, are in a dispute after Ongpin mortgaged 10 hectares of his property without his partner’s knowledge.

The Wenceslao group refused to sign loan documents related to the mortgage, which prompted the Ongpin group to cancel its joint venture agreement with the construction firm.

"The bank concerned required the Wenceslao Group's signature on the Alphaland loan simply as one of the bank's requirements even if we think it is NOT necessary as Alphaland has full title to the then mortgaged properties," Ponferrada said.

Ponferrada also disputed allegations that there is no construction progress at the Marina Club.

“Construction of the Marina Club is ongoing even as the project is being redesigned by Arch. Carmelo Casas in collaboration with Wong & Ouyang of Hong Kong. As explained by Mr. Ongpin in his letter to the prospective Marina Club members, the project has been expanded to include some 800 residential units,” he said.
